WARNING: I have been asked the question 'why are some other HIP providers so cheap?' and decided to find out for myself! I phoned a few of them, explaining that it is not possible for them to get a HIP completed for the prices they charge as the searches themselves cost more than they are selling the whole HIP at! The answer I got was:

"I will make a loss on every HIP, just so I can sell them our other products and services..." and other similar answers. So basically they can afford to make a loss on the HIP as they will just add it on to the other services. Unscrupulous (and a little bit sad...) but no surprise either...

Home Information Pack (HIP) Standard price £290

If you don’t have a Solicitor in your family/friend circle and you can’t be bothered to do the searches yourself (which I can give you some advice on if required) you will need the full HIP (home information pack) which we can provide for you from £245 NO vat (1 bed Freehold properties) or £265 NO vat (1 bed Leaseholds) although I have found a way round this extra charge for Leasehold properties in most cases!

Energy Performance Certificate (EPC) Average price £65

If you only require an EPC (Energy Performance Certificate) we can provide this for you at very reasonable price. It is still hard to decide the best way to work out a pricing system, there are pro’s and con’s for a set price for all EPC’s and for individual prices for different sized properties with different distances to travel!

It’s all very confusing with the current changes going on and the Government changing their minds every week, so let’s just say it’s about £55 to £100 depending on whether you have a 1 bedroom flat in Coventry, or a 5 bedroom house in OX15!

Floor Plans

If I am visiting the property for the EPC anyway, I can also create a professional floor plan for you at an extra cost of £20 (average 3 bed, take off £5 for a flat or add £10 per extra bedroom). Please let me know when booking as this will take longer.

If you have many properties I can give you a 'bulk deal' price, so just give me a call and let me know how many properties you would like EPC's for, how big they are and how spread out they are and I will give you a fixed discounted price for the lot!
