If you intend to market your property in any way, including putting a piece of card outside your door saying ‘For Sale’, and your property does not fit any of the types below, you WILL need a HIP.

Does NOT need a HIP:

  • Properties where there is no marketing (e.g. sale to member of your family)
  • Non-residential properties
  • Holiday accommodation or Properties subject to a condition limiting their use to less than 11 months occupation per year
  • Mixed sales (e.g. shop with flat above or a house with a room used as a shop)
  • Right to buy and similar sales
  • Sales of portfolios of properties (two or more properties being sold together to the same buyer)
  • Properties not being sold with completely vacant possession
  • Unsafe properties and properties to be demolished
